CERTIFIED PRACTISING VALUER
Who is a Certified Practising Valuer (CPV)?
A Certified Practising Valuer is a person who, by education, training and experience is qualified to perform a valuation of real property. Certified Practising Valuers are property industry professionals, and accredited with the Australian Property Institute (API), Australia’s premier property professional organisation.
Certified Practising Valuers have a role at the heart of the property market as an important part of the Australian economy, and have an important role to play in business in today’s volatile economic climate. They’re objective and independent to help reduce risk and provide greater certainty for their clients. Their clients include those involved in business of any description – as well as mum and dad investors they could be, for instance, overseas investors, rural landholders, hotel owners and operators, insurance advisors, stockbrokers, solicitors, mining companies or finance companies.
Certified Practising Valuers often specialise in a particular area, including commercial, residential or rural property, or plants and machinery or in a specific geographical location. However, whatever their specialisations are, they are all required to have hands-on experience and an understanding of the very particular conditions, legislation and standards that apply in each state and local government area where they operate.
Why is a Certified Practising Valuer special?
All API Certified Practising Valuers have to undergo tertiary training and a probationary period in the industry before they can be accredited with the API. Following accreditation, Certified Practising Valuers continue to update their knowledge with regular professional development courses within the API. And this means that rather than dealing solely with statistics or relying on ‘gut feeling’, Certified Practising Valuers have a hands-on, professional approach and work with well-established processes and standards to produce valuations that are robust, reliable and independent.
What are the benefits of working with a Certified Practising Valuers?
- With the expert knowledge of the property markets and their access into databases and information not readily available to the public, a Certified Practising Valuer is able to provide an insightful and reliable independent valuation for either commercial or non-commercial purposes.
- With rigorous training and extensive background expertise in the property field, Certified Practising Valuers, more than any other valuers, can provide advice to help maximise their client’s investment potential while minimising any foreseeable investment risks.
- A Certified Practising Valuers is also a Consultant or Adviser. A Certified Practising Valuer does far more than offer property valuations; he or she can also act as your adviser in developing your business assets, no matter whether you’re part of a large corporation, a fund manager, a private individual, or anything in between.
- A Certified Practising Valuer is expertly equipped to give you up-to-date and impartial professional advice in a wide variety of areas. Some of the many areas in which a Certified Practising Valuer can help you, include pre-purchase or sale valuations, insurance valuations, litigation support, rental assessments, asset and property management, marketing and development strategies, receivership and liquidation support and advice.
- If it is anything to do with business property, the chances are that a Certified Practising Valuer will be able to help provide you the best information for your decision making.
Who is the API?
API stands for The Australian Property Institute which is the leading and contemporary membership organisation for property professionals that develops and supports members to advise the community and business. Members of the Australian Property Institute are impartial, objective and independent
The Australian Property Institute:
- Sets and maintains the highest standards of professional practice, education, ethics and professional conduct for our members. In turn the work of the Institute raises the bar for the entire property profession.

- Provides professional recognition for each member. The Australian Property Institute membership requires minimum qualifications and experience. When you are dealing with a member of the Australian Property Institute you are dealing with a highly qualified, highly skilled professional.
